Jem™ by Lend Lease is Singapore's first mixed use development to be awarded BCA Green Mark Platinum V4.0

Singapore – Lend Lease is proud to receive a string of awards from the Singapore Building and Construction Authority (BCA), including the BCA Green Mark Platinum V4.0 award for its Jem™ project located in Jurong Lakeside. Jem™ is the first mixed use development in Singapore to achieve this award, demonstrating Lend Lease’s unparalleled commitment to achieving the highest levels of environmental sustainability for the built environment.

“Achieving the BCA Green Mark Platinum Award based on the version 4 criteria is a significant milestone in making Jem™ one of the most sustainable mixed-use assets in Singapore,” said Mr Rod Leaver, CEO Asia, Lend Lease. “We are honoured to add these latest awards to the other BCA Green Mark Platinum Awards we previously received for 313@somerset and Parkway Parade in the new buildings category and existing building category respectively. More importantly, it is fulfilling for us to contribute directly to Singapore’s green-building targets.”

Jem™ received the Green Mark Platinum V4.0 award in recognition of its outstanding green design features. “To begin with, we are incorporating 124 per cent green replacement back into the building. This compares to the 100 per cent green replacement requirements mandated by the URA. We are embracing the green replacement requirements set by the URA in order to create a variety of meaningful green spaces that the community can enjoy morning, noon and night” said Lend Lease Project Development Director, Mr Paul Walker, who oversees the Jem™ mixed-use project.

The development is expected to cut down on energy consumption equivalent to that which is generated by about 2,400 HDB apartments annually through special features such as a highly efficient air-conditioning system, regenerative lifts and the extensive use of LED lighting. The project will also see a reduction in water consumption to the volume of about 100 Olympic-sized swimming pools (or approximately 250,000 cubic metres) every year.

Complementing the highly sustainable system design underpinning Jem™ will be the creation of a “Cascading Skypark” spread across three floors (Levels 5, 6 and 7) of the building. It will serve as the building’s ecological and communal heart, providing a variety of passive and active recreational spaces that the community can enjoy. This includes children’s play spaces, meeting areas, quiet reflection zones, a cafe and an area focusing on bio-diversity and education. In creating the Cascading Sky Park, Lend Lease collaborated with a number of government organisations along with Jem’s retailers to create a space that the community can enjoy for years to come.

Jem™’s office tower has been fully let under a 30-year lease to the Ministry of National Development, the Agri-Food & Veterinary Authority, and the Building and Construction Authority of Singapore. The new office space makes extensive use of ‘sky-rise’ greenery to reduce heat loads on the building facade. At the same time, the office design incorporates a dramatic side atrium to deliver natural light into the office space, reducing the need for artificial lighting near the perimeter areas of the floorplate. The atrium will be activated by a suspended interconnecting stair, minimising the need for staff to rely on lifts to travel between adjacent floors, further improving energy savings for the new office.

To be completed in the second quarter of 2013, Jem™ will be Singapore’s third largest suburban mall with over 818,000 square feet of retail space. Retailers include Robinsons departmental store, FairPrice Xtra, Courts, Marks and Spencer, Cathay and Koufu. In addition, Jem™ will bring Orchard Road fashion to the west of Singapore, with H&M, Uniqlo, Sephora and Apple via EpiCentre as part of the strong retail mix already assembled at the mall. All retailers at Jem™ will be required to operate under Lend Lease’s green lease model, which encourages retailers to make use of highly efficient lighting systems, adopt recycling strategies and reduce overall tenancy waste. Besides designing and constructing a sustainable building, it is important that occupiers operate in a sustainable manner for a truly sustainable outcome. With green lease, it will facilitate this process. Lend Lease has also rolled out green lease at 313@somerset which it manages.

Launched in December 2010, the BCA V4.0 Green Mark tool improves upon the success of the existing Green Mark rating scheme administered by the BCA since its inception in 2005. To date, more than 1,000 buildings in Singapore have been Green Mark certified by BCA, who have set a strategic target for 80 per cent of Singapore’s existing buildings to receive certification by 2030.

The other awards that Lend Lease received include the BCA Green Mark Platinum (office fitout) for Lend Lease’s Asia regional headquarters at 60 Anson Road, and the BCA Green & Gracious Builder award in the ‘Star’ category, which is the highest tier in this scheme. The group received these accolades at a gala awards night hosted by the BCA last week.
